Modular Infrastructure for the Next Generation of Data Centers

Data Center Demand is Accelerating, Infrastructure Delivery Has to Keep Up

Cloud computing, artificial intelligence, high-performance computing and data-intensive applications are driving unprecedented demand for digital infrastructure.

But increasing capacity is only part of the challenge.

Developers and operators also need to bring that capacity online quickly, maintain reliability, coordinate large workforces and prepare infrastructure for technology that continues to evolve.

Data centers have to become larger. They also have to become faster to deploy, easier to replicate and more adaptable.

That is where modular infrastructure changes the conversation.

Data Centers Are Becoming a Manufacturing Challenge

At hyperscale, repeating traditional field construction across every portion of a campus creates enormous coordination demands.

Thousands of components must arrive in sequence. Skilled trades must work around one another. Systems must be assembled, integrated and tested before facilities can begin operating.

Modularization moves a significant portion of that work away from the active construction site.

Mechanical, structural and electrical systems can be coordinated digitally, manufactured in controlled environments and delivered as larger assemblies.

Instead of building every system piece by piece in the field, teams can install infrastructure that has already undergone significant assembly before arrival.

For a hyperscale program, the value is not only speed. It is repeatability at scale.

Hot Aisle Containment Built Before It Arrives

Kais-AIR®’s Hot Aisle Containment systems demonstrate this approach.

Containment modules can be prefabricated in a controlled manufacturing environment, pre-wired and pre-assembled prior to shipment. Working with Universal Piping Industries (UPI), Kais-AIR® can also deliver pre-piped assemblies, further reducing the work required on-site.

The systems are designed to integrate the infrastructure surrounding the data hall rather than treating every piece as a separate field activity.

Power, network and sensor cabling can be routed and coordinated within the modular assembly, reducing the number of activities that remain after delivery.

That becomes increasingly important when the same infrastructure must be repeated across a large data center environment.

From one assembly to campus-scale deployment

Kais-AIR®’s modular strategy extends beyond the infrastructure inside a data hall.

Through its relationship with BRG Technologies and BladeRoom, Kais-AIR® has access to complete factory-built modular data center platforms for North American deployment.

Kais-AIR® is the exclusive North American license holder for the design, fabrication and installation of BladeRoom modular data centers, supported by BRG’s more than 20 years of data center experience.

The platform is designed to support a broad range of requirements:

All-in-One: Smaller turn-key deployments. 100% modular.

Edge: Distributed computing located closer to users and operations.

Enterprise: Larger dedicated facilities.

Hyperscale: Campus-scale infrastructure designed for continued expansion.

The modular data center portfolio spans capacities ranging from smaller kilowatt-scale systems through multi-megawatt and hyperscale applications.

The principle remains the same regardless of scale: move more work into manufacturing and reduce the amount of infrastructure that must be constructed from scratch in the field.

Infrastructure That Can Evolve

Another challenge facing modern data centers is uncertainty.

The workload being supported five years from now may look very different from the workload being supported today.

AI and high-performance computing are already changing rack densities and cooling strategies. Facilities increasingly need to account for air cooling, liquid cooling and evolving power requirements.

Kais-AIR®’s BladeRoom platform can support both air- and liquid-cooled environments as requirements change.

That flexibility matters.

Data center infrastructure should not only solve today’s capacity problem. It should create a path toward tomorrow’s.

Beyond Hyperscale: Computing at the Edge

The same modular strategy can also work at the opposite end of the data center spectrum.

As organizations process more information locally, demand is increasing for smaller data centers positioned near manufacturing facilities, hospitals, campuses and remote operations.

Kais-AIR® has developed modular edge solutions that combine factory-built infrastructure with integrated power, cooling and IT systems. One platform developed with Swiss Vault is designed around a 100 kW IT load and combines a modular data center with distributed storage technology for edge applications.

These systems demonstrate that modularity is not tied to one facility size.

The same concept can support infrastructure ranging from a compact edge deployment to a hyperscale campus.

One Turn-Key Team

The infrastructure inside a data center does not operate in isolation.

Mechanical systems depend on electrical systems. Controls depend on sensors. Cooling infrastructure must coordinate with IT equipment. Commissioning depends on every system working together.

Kais-AIR® operates as part of Kaiser Enterprise, allowing multiple disciplines to contribute to a common project.

That includes capabilities across Design and Engineering, Modular Fabrication, On-Site Construction, Commissioning and Service.

The advantage is not simply having multiple companies under one organization. It is the in-house capabilities that allow us to connect the factory and the field.

Data Done Differently

The next generation of data centers will require an enormous amount of infrastructure.

Meeting that demand will require more than building the same way, only faster.

It requires changing the construction model itself.

More engineering before fabrication. More fabrication before delivery. More testing before installation. More repeatability from one deployment to the next. And infrastructure designed to grow as technology changes.

That is what Data Done Differently means for Kais-AIR®.

Not simply another way to build a data center. A different way to deliver the infrastructure behind it.
